Project Management
Whether your project concerns decorating, repairs, renovation or new construction to your property we can help you. We offer five services:
1.On-site expert consultation concerning scope and costs of works. This service is free and involves a member of our team visiting a project and sharing their expert views on the options for works and the costs. Please bear in mind any estimates are very rough and we strongly recommend that detailed estimates are prepared prior to engaging any contractor.
2.Arranging detailed costs of works. This service costs ₤150. We will arrange for a detailed estimate of the costs of works based on our preliminary discussions with the client on-site. If you decide to continue with implementation of the project and use our services to supervise it this is offered to you free of charge.
3.Arranging full designs and permissions. This service costs 15% of any design contract. In carrying out any work it is strongly recommended that a fully qualified design team is appointed that will prepare designs for all of the elements of work including building, engineering, electrical, heating, water and sewage (landscaping is optional). They will also be responsible for securing all of the building permissions and final approval of works. Over the years we have worked with a number of design teams on behalf of clients that have proved successful in delivering workable projects that meet all of the requirements of the local authorities. Our role in this stage is to negotiate the terms and conditions of the task to be undertaken by the design team and to act as your representative. We will ensure all of your interests and requirements are taken into account during the preparation of the designs. As a rough guide a design team in Bulgaria now charges ₤11 per meter square. Therefore if you are intending to do works on a building of 100 meters square the design team fee would be ₤1100 and our fee just ₤165 (15% of ₤1100). Please note that minor works (ie re-decorating) may not require the input of a design team.
4.Project management and supervision of works. This service costs 15% of any works contract. We will ensure that you get the right price for the works by selecting contractors that have provided good quality works for previous clients. We will monitor the works on your behalf providing clients with regular updates of progress of works including site pictures. Our building engineers will be on hand to deal with any issues concerning additional or hidden works and problems that arise during the works. As a rough guide in 2006 clients in the Veliko Turnovo region have been spending between ₤7,000 to ₤20,000 on refurbishment works. Our fees have therefore ranged from ₤1,000 to ₤3,000 to manage the works on their behalf. Some clients instead of carrying out works on existing properties have opted to build something from scratch. The building costs of these works ranges from ₤200 – ₤300 per meter square. Our fees again would be 15% of the final cost of works.
5.Furnishing and fittings. This service costs 15% of any items purchased. Once the main works are completed additional items such as fridges, light fixtures and furniture are needed to complete the project. We have links with a number of shops and also with local carpenters that are able to provide items that suit the specifics of their project. We will arrange payments, delivery and installation of all the items.
